CHECK-OUT INSTRUCTIONS:
- Check out before 11:00 AM
- Prior to your departure, please tidy up the house by doing the following:
- Remove all perishable items
- Take the trash to the bins near the entrance of the resort
- Load and start the dishwasher
- Strip linens from all used beds
- Place all used linens and towels in a pile
- Turn off all lights, electronics, and appliances
- Close and lock all windows and doors
- Additional fees will be imposed if the house is found in an unsatisfactory condition, so please return it to the condition in which you found it

HOUSE RULES:

Massanutten Rental Agreement 4419 Palmer Rd. McGaheysville, Va. This agreement applies to the rental of said property at 4419 Palmer Rd. McGaheysville, Va. regardless of duration. By renting this home, you hereby agree to ALL policies and information below. You acknowledge your responsibility for ensuring that everyone staying in or visiting the home you are renting will abide by the following rules and policies: Please note, this is a HOME and NOT a party house. We want everyone to have fun and have a great time in Massanutten. We really want you to have a great time at our home!! Please remember, this is a home, and NOT a hotel. Please treat this home as your home. Unfortunately, we have had too many renters think our home is a party house, or just think that since this is a rental you can trash the place. The home is to be left in a clean and tidy fashion, similar to the way you found it. If the cleanliness of the home is deemed to be unkempt, overly messy, unsanitary, or any other form of unreasonable cleanliness, by the owners of the property or their agents to include cleaning personnel, an additional cleaning and admin fee will be charged of $ 150.00. Photographs will be taken of the uncleanly conditions for proof and for any disputes. It is at owners full discretion to determine and deem the house in such as state that additional cleaning fees be charged. Rules for the Use of Rental Properties: NO SMOKING! 1) Smoking is not permitted anywhere on the property. To include Cigarettes Vaping Illegal drugs and marijuana Hookah Cigars/pipes Any open flames to include candles Smoking is not permitted anywhere on the property. If there are signs of smoking of any kind, such as: smoke smell, signs of ashes or cigarette butts, a fine will be assessed of $250 per incident. This includes inside or outside of the residence. (Again, per insurance policies, so there can be no smoking on the premises). 2. Occupancy is limited to 1 0 persons in the hom e . If it is found that there are more than the 10 person limit staying in the home, the renter agrees to pay an additional $500.00 per person per night, and will be charged to whatever payment method used in booking this rental. Insurance regulations maintain a strict policy of no more than 12 persons. A) There shall be no large groups, gatherings or parties that exceeds the number of 10 guests in the home. If there is a need for a larger gathering, contact must be made with the owners of the property for permission. If there is a violation of these rules, renter agrees to pay a fine of $1,000 per occurrence. 3. All vehicles must be parked on the lot located at 4419 Palmer Rd., except overflow vehicles may be parked (i) on the parking lot at Hopkins Park, (ii) on the parking lot below the MPOA swimming pool and above the MPOA office, 4. Open fires/flames are prohibited. 5. Open containers of alcohol are prohibited on any roadway or other common area. 6. Noise, which in your judgment or the judgment of MPOA or Property Owner, is unreasonable either in its volume, or in its duration, or in the time of day, is prohibited. 7. No person shall permit any animal to run at large. 8. No vehicle larger than 3/4 ton may be parked on any lot. Also, no buses, campers, or mobile homes may be parked on any lot at any time. 9. All trash is to be placed in provided dumpsters by the MPOA. The dumpsters are located pool parking lot located above the mini golf parking lot. Once you turn on to Peak Dr. from Massanutten Dr it is the 3rd left. See map below. 10. Willfully trespassing on private property is prohibited. 11. If the Massanutten Property Owners Association (MPOA) enforces a fine for any of the noted policies, MPOA will fine the owners when appropriate, and the owners will be responsible for obtaining reimbursement from tenants. 12. All Federal,State, and Local laws must be obeyed at all times. 13: Outdoor Gas Grill. We do not supply gas for the outdoor gas grill. We suggest if you wish to use the grill to bring your own propane tank. CLEANING: A minimum charge of $50 will be assessed if the grill is not properly cleaned after use. 14: Some maintenance charges may be passed on to the renter. As an example, bathtub and bathroom sink stoppages are typical maintenance issues and are normally the responsibility of the owner. However, toilet and kitchen disposal stoppages are normally caused by the user and as such may be charged to the renter. 15; We provide pool passes for up to 10 persons. Cost for visitors at the pool is $ 5.00 per day. The pool is only for home owners, and renters of the homes. We only get one pool pass per year, and replacement cost is $ 150. So, please do not lose the pool pass, as a replacement cost of $150 will be assessed. Pool open from Memorial day through labor day. And DOES NOT include the water park, or any other pool facilities. 16; Close all windows, turn lights off, lock and deadbolt all doors before you leave. Please leave house as you found it, and place all furniture back in its original positions. If it is deemed that furniture has been moved and not in its original place, or if the house has been deemed by our cleaning staff to be overly messy, renter agrees to pay an additional $150 in cleaning fees. 17) ALL doors that are locked are to remain locked as they are owners closets. Any other doors, or objects that are locked in the house are to remain locked. Any tampering with locked doors, any breaking into doors, or breaking locks, renter agrees to pay $250 per offense. 18) Pets are not allowed. Support animals are of course always welcome at no cost. Proof of animal support may be required. 19) No illegal drugs of any kind to include marijuana is allowed on the property. Any signs of illegal drug usage is cause for immediate eviction, with NO refunds, and legal ramifications, to include, but not limited to a $250 fine per incident. 20; Waiver of Liability And Hold Harmless Agreement. 1. In consideration for receiving permission to rent, I hereby RELEASE, WAIVE, DISCHARGE and COVENANT NOT TO SUE the owners of 4419 Palmer Rd, Mcgaheysville, Va. their officers, agents, servants, or employees (hereinafter referred to as RELEASEES) from any and all liability, claims, demand, actions and causes of action whatsoever arising out of or related to any loss, damage, or injury, including death, that may be sustained by me, or any of the property belonging to me, whether caused by the negligence of the releasees, or otherwise, while in, on or upon the premises where the use is being conducted. 2. I further hereby AGREE TO INDEMNIFY AND HOLD HARMLESS the RELEASEES from any loss, liability, damage, or costs, including court costs and attorney fees, that they may incur due to my participation in renting, whether caused by negligence of releasees or otherwise. 3. It is my express intent that this Waiver of Liability and Hold Harmless Agreement shall bind the members of my family, spouse, and my guests. I hereby further agree that this Waiver of Liability and Hold Harmless Agreement shall be construed in accordance with the laws of the State of Virginia. 4) By renting the property at 4419 Palmer Rd. Mcgaheysville, Va. I ACKNOWLEDGE AND REPRESENT THAT I have read the foregoing Waiver of Liability and Hold Harmless Agreement, understand it and agree to all terms voluntarily as my own free act and deed; no oral representations, statements, or inducements, apart from the foregoing written agreement, have been made; I am at least twenty eight (28) years of age and fully competent; and I execute this Release for full, adequate and complete consideration fully intending to be bound by same. 5) I hereby agree that as the renter of this property, that I will be at least one of the guests personally staying at the property and I am NOT renting this property on behalf of others,. If it is found that the person renting this property is not staying as a guest, and has rented on behalf of others, that the owners will evict the tenants, and no refunds will be provided, no matter the length of time at the residence or length of rental. 6) I hereby agree and acknowledge, that if there is any damage or other conditions caused by me or any tenant of the property during our rental period, and that damage or other condition causes such damage to the property where said property would be in such a state that it could not be rented in the future, and/or is a cause of future rental to be canceled due to damages or conditions caused by renter or tenants; I hereby agree that I will be responsible for ANY AND ALL LOSS OF REVENUE, and I will be personally responsible to reimburse the owners of the property for any loss of revenue, repairs and management fees.. This loss of revenue will be a per day charge, as based on the published rental rates, and will be due for each and every day up until the property can be restored to its original condition and ready for rental. I also agree that if this matter, for any reason, was to be taken further for legal action, I further hereby AGREE TO INDEMNIFY AND HOLD HARMLESS the RELEASEES from any court costs and attorney fees, that they may incur due to any and all loss of revenue. Damages are deemed by the owner and their associates, and can be for any damages to include, but not limited to; illegal activities, smoke, fire, physical damage of any kind, structural damage of any kind, theft, water damages, etc. I have read the above rental agreement, to include all five pages, and agree to abide by all the rules and regulations set forth, and mentioned in the agreement.
