This house was the perfect size and location for our party of 12 people. The house space was exactly as described and had a perfect outdoor space for us. The house was very clean and the yard was well kept unlike other reviews I’ve seen on this property. We really enjoyed this house EXCEPT…if you are renting this house to be able to get in the river. Then you should reconsider this property. The drop off from the dock to the river is about 15 foot and the bank is too steep to get down to the water. So you can forget about getting in the water. We were pretty let down as we mostly just planned on hanging out in the water at the property. We did still enjoy the property and have plenty of room for 12 people to move around. It is very deceiving that the owners would not edit their original post for this rental to let people know the river is not an option to get in. Instead, we drove to new braunfels to get in the river and float there.

This home has potential if it were properly maintained. The washer is broken, so don’t plan on laundry. There are 2 other washers sitting in the garage too. The kitchen is very ill equipped for cooking. The pier scared me quite a bit, as there are no rails off the sides and the water was almost not there at all underneath. Mostly just rocks, so my kids couldn’t go down there. If they fell it would be a 20+ foot drop (estimate). But the worst part was noticed near the end of our stay. We didn’t stay at the house the majority of our trip or we may have seen this sooner. There are roaches. We very much over payed to stay here and then had to spend time at a laundry mat cleaning all of our clothes before potentially bringing roaches back into our homes. I guess I should have had a clue when we saw that there was a pest control company’s card in the pantry. When I sent the owner pictures of the roaches, I did honestly expect at the least an apology. Instead the only response given was “ok, I’ll call pest control”. I wanted to love the house, but we were sadly very let down. The bunk beds creek very loudly with every move and the pictured “floor chairs” are about half the size of those in the pictures due to deflation. We had to hunt them down to even find them hidden away in a closet. I do feel like we were sold something that was false advertising. I wouldn’t have even paid half of what we paid for what we got, and I would never rent a house with roaches. Not water bugs. Roaches.

The inside of the home was clean and well kept, that being said the outside is not kept up at all and the enclosed patio was so dirty and not enjoyable. There are cobwebs everywhere and the patio is not usable at all. Please put in your description that the Dam is broken (has been for a while) and because of that there is hardly any water in the river. We were not able to jump in or dock a boat since there is hardly any water. I would not have payed as much as I did if I would have know that you cant swim right in the backyard. Washer was broken so we could not wash any clothes.

Our family of 6 (2 adults, 4 kids 12-19yo) stayed for 4 days to relax and enjoy the river. Plenty of room. Water level at the property was really low so didn’t do much at the property, river wise. Owner was very attentive and check in was a breeze. Property was very clean. Nest thermostat was set to 93 when we arrived and took awhile to cool off. Grass needed to be mowed.Screened in porch is nice and we enjoyed watching the river. Unbunked beds are tempurpedic mattresses which was super nice.Kitchen is beautiful but minimally stocked to cook meals in. 2 large pots, medium and small frying pan. One glass casserole dish. Toaster. Keurig. We cooked all our meals and didn’t eat out so slightly challenging but doable. There are only 3 coffee mugs.We floated the Comal river and went to Schlitterbahn, both about 30 minutes away.Check out was simple. Overall comfortable, clean and enjoyable stay. Thanks!
