The house was adorable and comfortable and had enough room for my mom, my husband and me plus our 2 border collies. The beds were very comfortable and the house was perfectly located. We had a relaxing time on this Mother’s Day weekend.

The residence is cozy. Common spaces are significantly smaller than I expected. If you have more than 4 people, the living room area is a very tight squeeze. There are some tripping hazards within the house as well. Small 2" rise from the living space to the kitchen that was difficult to see. The first night we were there, there was roaches dead in the corners and one that was running down the wall. I emailed the contact provided by Evolve but never got a response. On a side note the beds were comfortable and clean.

Hi Phillip, we truly appreciate you sharing your thoughts about your recent stay. Your feedback is essential to us, and we've relayed your comments to the homeowner, who would like to address the following:
-The house, explicitly referred to as a "cottage" in our listing, is not intended to be perceived as large. We want to clarify that the term "cottage" typically conveys a cozy and intimate setting, aligning with the expectations set by both our team and the Evolve marketing team. The detailed description aims to provide a clear understanding of the property's size, ensuring that guests can make informed decisions based on their preferences. Moreover, our detailed description highlights multiple level changes within the house, emphasizing the importance for guests to assess its suitability, particularly if they have mobility concerns.
-Regarding the issue of bugs, we routinely treat the house with a reputable local pest control company. Given the coastal location, occasional encounters with bugs are not uncommon. In light of your feedback, we will contact them for an additional treatment.
-We apologize for any lapse in communication, and we have addressed this with our property manager. They are typically highly responsive to texts and calls, and we've emphasized the importance of prompt attention to emails as well.
We do all we can to make the best possible stay, and we look forward to this property hosting many satisfied guests as evidenced in all other reviews.
We had a big group, 4 adults and 4 kids ages 8-17. The house had everything we needed and then some. Plenty of towels for everyone, thank you! Everything was clean, beds and pillows were comfortable. The house is about two blocks from Little Bay, and a short five minute drive to Rockport Beach. It was the perfect spot for us. My only suggestion would be to add something to the listing about the stairs down into the 3rd bedroom (the one with bunk beds), only two steps but they are pretty steep and the step off the kitchen to the laundry room and half bath is pretty slanted. It didn’t hinder our stay at all, but it might make someone with a toddler uneasy.

Arrived to cottage and found outdated appliances. Most were in very poor condition. Immediately tripped on small step up in to the kitchen. Many uneven floors in the property. The worst started the next morning when we started seeing numerous roaches! It was TERRIBLE!!! The manager came the next day and treated the home but it did not work. After 5 of our 8 day stay we arranged to move somewhere else. What made it worse is we were told by the caretaker that they have known there was a roach problem Completely unacceptable. No host should have a property up for rent in this condition. I have left numerous message with Evolve- the company who manages the property for the last 4 days and have gotten absolutely no response. They should be ashamed of such a deplorable property as well as service.

Hi Elizabeth, we want to make vacation rental easy for everyone, and we're sorry that you experienced some issues during your stay. We followed up with the homeowner after reading your feedback, and they wanted to share the following:
- The appliances in the house, while basic, are relatively new, clean, fully functional, and accurately represented in the listing photos.
- The house is an original Rockport bungalow from the early 60s, which gives it a unique charm and character. Some eccentricities, such as original hardwood floors, beautiful hardwood paneling, custom cabinets handcrafted by the original owner, and an uneven flooring transition between the kitchen and living room to accommodate the kitchen tile, are characteristic of a home of this age.
- As the home is located on the Texas coast, insects can be prevalent in the area and occasionally enter if doors are left open. We treat the house quarterly as recommended by our trusted local pest control company. Additionally, we promptly addressed your concerns by arranging for an extra treatment from the pest control company immediately after your departure.
Thanks for taking the time to share your feedback with us.
