My family had an amazing time staying here. The property is right on the river as advertised with a great spot to hang out by the river- nice rock bottom with little to no mud. The house was as advertised. The only (slight issue) we had was with some rather rude neighbors next door who left their beer cans in the river and river bank.

Overall our 2 night stay was great. The river is in the back, such a beautiful view. Had mostly everything you need in the kitchen. I would just recommed a deep cleaning, we also had trouble flushing the bottom floor toilet but we had the upstairs restroom. Also, there was so many people crossing in the backyard of the property. It wasnt so private that out of nowhere so many people were crossing in the back, jumping the wire fence.

The location of this property is great. It's just a short walk down to the water from the house which was very convenient.

Positive: the location is amazing and has extremely easy access to the river. It’s between 2 campsites so it can be a little noisy but that didn’t bother us.
Negatives: the rental needs a lot of work and a good scrubbing. There was mold in both upstairs ac unit vents. Additionally, mold was present in both bathrooms on the ceiling, edges of the bathroom, and window seal (upstairs). My son found candy wrappers next to the bunk beds upon arrival. The fire pit had beer cans and cigarette butts in it. The outside trashcan had chicken wrapping left in there so flies were everywhere. The bottom deck is rotting out and you can feel the wood straining as you walk on it. 1 grill was filthy and the other is rusted out beyond use. The sofa has many stains and had hair all over it. It would be an amazing stay with a good cleaning and some fresh paint.
The house has a lot of great potential but definitely needs work. If you’re just taking a trip with friends to drink and have a good time, this could be for you but I wouldn’t recommend it for a family trip.

- Thank you for choosing to stay in our New Braunfels, Texas home and leaving a review, as guest feedback is vitally important to us and the success of our vacation rental business.
- The property has undergone a thorough cleaning, ensuring all areas, including around the bunk beds, are spotless.
- We didn’t see any mold on the A/C units as they are only about a year old, so it’s unlikely mold would be there. However, we still performed a precautionary check to maintain high air quality.
- The outside trash can has been removed and replaced with a smaller ash can for guest use.
- The bottom deck has been inspected and any rotten boards have been replaced to ensure safety.
- We have a new grill that is only a few months old, and we've removed the older rusted grill. We ask that guests clean the grill after use to maintain its condition.
- The sofa has been refreshed with clean cushions and pillows, and we've purchased new couch covers for easy removal and cleaning.
- A baby gate has been installed at the top of the stairs, and additional rails have been added to enhance child safety.
Our dedicated cleaner will personally oversee future cleanings to ensure that our high standards are consistently met.
