This cabin had a ton of space for our group of 6. It could have swallowed a dozen more people comfortably. We really enjoyed the hot tub and pool table.

This cabin has great potential. It is spacious and has a good layout of bedrooms, bathrooms, etc. Living room is very large. There is no hand rail by the steps going into the front door. This made it difficult and treacherous for some of our folks who needed the support of a hand rail. There are a lot of huge cobwebs on the front porch and beside the doorbell and front door. The kitchen has a very small refrigerator compared to the number of people it sleeps. It also had no ice maker and no ice trays. We had to go back out and buy ice. There is very little cookware. It is poorly stocked with supplies. One of the cabinets next to the stove won't open large enough so you can get things out of it. There was a tea pitcher in there but no way to get it. There is no dishwasher. We had to wash everything we used. The silverware was sticky and greasy. It had been put back in the drawer dirty. The dishes and other items did not look clean either. We just washed everything. Several in our group commented that their sheets did not smell fresh and mine were the same. They had an odd odor...definitely not freshly washed. Bathroom towels were the same. They didn't smell clean and we washed them all. Some bathrooms had only two washcloths and two towels. The downstairs carpet had obviously not been vacuumed in quite a while. There was stuff all over the carpet. It was very dirty. Everything was very dusty as well. The TV in the livingroom had a huge layer of dust on it. The glass doors on the console underneath were streaked and had a film on them.....very dirty. We knew within a few minutes of arrival we would never go back to this cabin or rent from Evolve again. We are a non-profit church group in town for our retreat. We have always been tax exempt when we rented properties. I have made numerous inquiries and was told it would be taken off after our last payment. Still hasn't been taken off and we got home two days ago. It wouldn't take much to get this cabin in good shape. The number of beds and layout is good. It just needs a good cleaning, larger fridge with ice maker, etc. I cannot recommend staying at this cabin in its current condition.
Nice house in a beautiful location but with some downsides. The upper level is wonderful with comfortable beds in each room. The lower level bedrooms are a bit outdated with cheaper mattresses that are not the most comfortable. Some things are in need of a refresh/replacement like pillows and linens, splintered boards on deck. Could have used more toiletries and towels but it was manageable. But overall fairly well maintained. The most unfortunate thing was we were unable to use the outside deck/hot tub as much as we liked due to the nearby compost facility. Perhaps it was due to the humidity this time of year but the smell at different times of the day was unbearable. This is not an exaggeration.
Inside there was plenty of space for our large group and more than enough room to sit together and eat. Plenty of space to spread out and have your own space to decompress with multiple sitting areas on each floor and plenty of entertainment. Location was good with the one downside of getting to the house. Navigation will not take you to the correction location and there is a very steep unpaved drive just to get to the house that may be cumbersome for larger vehicles.
The pros-
Overall, we had a great stay at this location. The cabin is close to all restaurants, activities, stores, etc. but yet, out of the way of traffic. Very quiet every night. There was more than enough room for our party of 11 adults and 1 child. All the bedding, bathrooms, and rooms were clean upon arrival. We were able to check in early. 10/10 on location.
The cons-
Upon booking, we made sure that we had a fire pit. When we arrived, there was no fire pit and the manager stated there was a No Burn Ban in Sevierville due to the hot weather and dry grass. We totally understood as to why, but was very disappointed. I wish we were notified about this ahead of time. We had packed 11+ camp chairs for this.
The cabin could use some updates as there were some cracks in the kitchen flooring, one toilet seat was loose, the refrigerator took a very long time to get everything cool, there was a missing TV in the one bedroom upstairs (ad stated every bedroom had a smart TV), there was a broken spool on the stairs going down. Beds were comfortable but very loud. You could tell the place was out dated, no big deal.
Honestly, the worst issue we had was the awful smell at night from the nearby dump. The smell outside was so bad that we could not sit out there and was unable to use the hot tub. Driving back to the cabin each night was so bad, our whole van of people covered their noses. Funny but terrible!
From the time we communicated with the owner to the check in process, we loved our stay here! Great location and close to everything but we felt private. Love the side yard and room for everyone.
