Location is as described however the hill that it sits upon is a bit understated. Vehicles are fine, but motorcycles be leery - must be confident in your skills.
The property owner was very responsive and attentive to our needs.
The property is beautiful and can accommodate a large group with sleeping arrangements however the entertainment area would be a little tight for 10-12 people. Extra sitting is available in storage areas.
One of the bedrooms downstairs does have noisy water lines, so if any of your party is a light sleeper that bedroom would be problematic.
You could walk downtown but it isn’t a quick jaunt - probably closer to 8-10 blocks.
I would stay there again.

I had trouble finding a place for our family to stay in Livingston that had enough queen beds for all the couples. This was one of the few that did. An absolutely stunning view of the valley and plenty of parking were two big benefits as well. We were traveling with little ones, the cleaner worked quickly to get us in a little early so we had a place for naps. Would have loved to enjoy the back deck, maybe our next visit can be in the summer!
So much to do in this area.
