Don't judge a book by its cover...is how we can sum up this home. The home is located about 2 miles down a hilly, gravel road. Although the outside appearance isn't much to look at, the inside is full of modern amenities. The bedrooms and bathrooms are spacious, and the kitchen was well equipped with everything we needed. We were pleasantly surprised to find the master bath has a jetted tub as well as a large shower. Having the kayaks available to paddle the river was a plus. The location of the property is somewhat remote requiring a 15-20 minute drive for groceries, gas, etc. This remoteness however, allowed us to spot several deer in the area.
My only complaint is that the property management company adds on what they refer to as a "mandatory" property damage fee to the rental. I booked this property through VRBO and refused the damage insurance. I was not pleased to see Evolve (the management company) add one on anyway, denying my request to refund it.

Our son plays baseball all summer so we promised a fishing trip between sports. We wanted something close to Canyon Ferry but also a fun and safe spot for our 12 year old daughter. Kayaking around the property was so much fun for her and very safe!
My favorite part was the back living room area as a place for the kids to hang out! We will be back next summer for sure!

We had a nice stay. The kayaks were a real hit with my kids and the house was very clean and well appointed with kitchen supplies and entertainment options for the kids.
My only minor complaint is that the AC struggled to keep the house cool in the afternoon and evening. But our stay was in the middle of July.
The water is on the cold side so kids are better off swimming at nearby Canyon Ferry lake. The kayak trip to the dam was very cool.
