  I was hesitant to book this property due to seeing it being managed by a company over and individual but went ahead anyway.Arriving at the property only the rear lock (back door) worked to allow entry. I discovered why entering the home and realizing the power had been shut off to the property (I assume to save money). The power had been off for several days based on the humidity inside the home, the freezer in the fridge being full of water from the melted ice and the odor of the dozen eggs that were left on the fridge. We were further greeted by every smoke alarm in the home beeping incessantly due to their batteries being dead. We called our "local" representative as instructed in the instructions...no answer, left a voicemail. Texted the number....no response. Called the "national" company number, they put us on hold while they tried to call the "local" representative, he did not respond to them either. Magically the power comes on and the security alarm starts blaring through the home. It took awhile to figure that out. The smoke alarms continued their beeping which required I remove them and put them outside. The home was fairly dirty and based on the smell of the rotten eggs it had not been attended to recently. The shower in the master bedroom was missing a shower door, so you have to put towels on the floor to soak up the overflow. The lights in the kitchen are missing their coverings so you're staring at florescent bulbs in the kitchen.

• Was an ok stay.

  The day before our stay I read the one review and had me worried. So called virbo and they assured us that the problem was fixed and they were ready for our stay. So a couple of issues were; the door lock was all messed up, the water flow was very weak, not enough kitchen utensils and pots, the beds were too soft and one of the beds my nephew said they were afraid to move cause they felt it was gonna break, the back door automatically locks from the outside so you can be locked out, the garbage disposal doesn’t work and o e side of the sink had a slow drain. Other than that it was a good stay. The neighborhood felt safe.

• Rocket Mortgage is looking for the home owner and Evolve is trash.

  The property is in disrepair and the mortgage company is looking for the owner. Someone left a door hanger envelope on the front door the day of my arrival with a note stating that rocket mortgage is looking for them.

  The list is extensive but to start…

  The deadbolt on the front door doesn’t lock, leaving a filmsy lock on the bottom as the only security measure. The water pressure in all the sinks are horrible. Barely any hot water in the kitchen. The master shower is missing half a door so water gets everywhere. The alarm system went off due to comms error 2 hrs prior to my alarm (nightshift worker so a huge deal for me.) The layers of dust on the vents would be impressive if it wasn’t so disgusting. There is one solitary spoon among the rusted utensils. The garage smells like a landfill and it seeps into the house. I cleaned the entire kitchen on my arrival due to the awful stale cooked egg odor.

  I contacted Evolve and VRBO and was told to contact the local contact that likely is the owner and not paying his mortgage. VRBO said Evolve is a trusted partner and I need to deal with them. Evolve asks me for context and proof then tells me what my expectations should be.

  I would never let a company like Evolve manage my properties. VRBO’s response was a disappointment and I expected more.

  Overall the property is not safe, secure, or clean and Evolve and VRBOs response has been lackluster at best.
