This house is comfortable. The problem is with Evolve, the accounting company partnered with VRBO. Our 8 month old reservation was suddenly canceled the night before arriving by “a glitch in our system.” This according to Evolve representatives. No explanation or apology. I managed to rebooked and paya second time for the reservation. Evolve representative told me they made an exception and refunded all fees as a favor to me…unbelievable. The disconnect between the owners, VRBO, and Evolve is significant. The house is good. I will never use VRBO as long as Evolve is who get the money.

Homeowner's Response:
"Hi Robert, thank you for taking the time to share your experience. We reviewed our records and found that our reservation was never cancelled, and we did our best to reassure you of that during our communications. It appears there may have been a misunderstanding, or perhaps the issue you mentioned involved a different booking. Please don't hesitate to reach out if you have any additional questions or concerns. We're always here to help."
Positives: -Excellent location -Nice dock for fishing-Big house and stocked with basicsNegatives:-One of the most poorly maintained rentals I’ve stayed in.-The ant infestation is the worst I’ve ever experienced. Ants in the beds, ants crawling into the bristles of toothbrushes, ants crawling on razors in the shower. -Door to the downstairs bedroom with the outdoor entrance cannot be locked when leaving due to dead batteries on lock. A little unnerving as we weren’t entirely comfortable leaving our things in an unlocked area.-Heavy metal shower handle was so loose it fell off and almost smashed a foot.-The oven has a problem and shows an error message, as the alarm goes off at random times of the day and night. It happened every single day, but was especially frustrating to deal with at night. -Outdoor lights are out downstairs so it made it tricky to carefully walk without a flashlight. There is a sudden dip in the floor outside the door, so someone who isn’t steady on their feet could seriously get injured at night without proper lighting. -The outdoor living space was a disappointment, as the picture shows a clean and comfortable sitting area, which was not our experience. It was absolutely covered in leaves, massive amount of spiders, and one or two moldy seat covers. The leaves also covered the steep stairs to the downstairs bedroom, which made it a little precarious to walk down. We ended up sweeping the steps to make it safer. The septic system did overflow into the downstairs area during our stay, but they did respond quickly to the problem. Unfortunately, the smell of sewage did permeate the upstairs for several days, and we had to sleep on the couch for several nights due to the smell downstairs.

Hi Edwina, thank you for sharing your detailed feedback. We're glad to hear you enjoyed the location, fishing dock, and spacious setup. We shared your comments with the homeowner, and they’d like to provide some context and updates:
-Ants have been particularly challenging around the lake this year, despite regular treatments from an exterminator. The homeowner is continuing to address this to minimize their presence.
-The lock on the downstairs door has been fixed with new batteries, and a basement key is also provided inside the home as a backup.
-The shower handle issue has been noted, and the homeowner is addressing it promptly.
-The septic issue has been resolved, and the area was re-cleaned following the incident. We appreciate your patience while this was being handled.
-The outdoor space is cleaned prior to each guest’s arrival, though leaves and cobwebs can accumulate quickly in this natural setting.
Thank you again for your feedback. We’re committed to making continuous improvements and hope to provide an even better experience if you stay with us again!
Enjoyed our stay. only issue was sugar ants invaded us. but we realize it was not just this property. Everyone was experiencing this problem.

We booked the house to have a short getaway with the grandkids before the school year began. The house and property are very nice and just as described in the listing. The dock / lake access was very good and we spent time there fishing and rented a houseboat one day. Perhaps the only thing we had even a slight issue with was it seemed like the HVAC didn't maintain even temperatures in all of the rooms - it got cooler in some rooms while the master bedroom was kinda warm. Also, the floor of the shower in the master bath was "soft" (it flexed when standing in the shower). Overall, though, we had a very good time and recommend booking this house.

The 4th bedroom is in the basement and you have to go outside to access it which is not very convenient. There are 89 stairs from the main house to the dock so it you are older or have knee problems beware. The camera system is a little unsettling have stayed in dozens of VRBO’s and never had a camera system like this recording you everywhere outside. There were more areas locked off than other VRBO’s I have stayed in. With all that said it was very close to 2 different boat ramps and marinas and gas stations you can get to from the water including boat gas. Deep water dock and easy access to the dock for your boat. The house was clean and it is pet friendly and generally fenced but your pets can get out if they are not off leash trained. We had a great time and got a leg workout at the same time. Close to Kroger, Walmart and restaurants. All of the bedrooms have full baths which is great for a summer stay as there will be lots of showers
