Let me first start by saying that I have rented dozens of properties throughout the US and Canada. Additionally, this is not the first time that I have rented with Evolve. That being said, this property did NOT seem well suited for renters.
To begin with, the check-in instructions indicated that it was keyless entry and that I would gain access using the last four digits of my phone number - as such, I expected a keypad. We arrived later than expected - there were no exterior lights on, and we found the door locked without any instructions on how to gain entry. We had to call the number provided as a guest contact a few times before reaching someone and were informed that a key was left under the door mat...not a great option with a large apartment complex directly across the street.
Secondly, there were a number of mechanical issues. It has been an especially cold winter, but the termostat would not go above 65 degrees, even though it was set for 72. There were also issues with the hot water. The tankless water heater in the garage indicated the temperature was 108 - lukewarm at best. I did reach out to the contact (Andre) and he came out to increase the temperature, but also indicated that the hall bathroom needed to be turned to 9:00 for hot water and that the en suite needed to be turned to 3:00??? Really? How is one supposed to know these things? It would be helpful to have a guest manual upon arrival to address these things, as well as WiFi password, etc. The pool heater was also raised to address the cold temperatures and while it did register, it showed "No Flow" - not sure if the filter was clogged or the water level was too low, but it wasn't circulating.
We also found that there was only 1 roll of toilet paper left in each bathroom (there were 5 people in our party), there was literally 1 paper towel left on the roll in the kitchen, and maybe 3 drops of dish detergent.
The house also seemed "lived in" - again, I have rented other properties where there was an owners closet and their personal belongings were secured. This property had dirty clothing and extra pool towels, along with the vacuum and various other items thrown into a closet. There was a variety of outdated food in the cupboards, etc. Toiletry items in the bathroom.
Some other things to be aware of - there is no coffee maker in the kitchen (other than a French press) and no door on the primary bedroom.
On the positive side, Andre was very responsive to issues
