  Everything was great. We were able to check in an hour early. Everything was with in walking distance. Grocery store, Restaurants(roadhouse is the best), Gas station, Mexican food, and a coffee shop. The home was clean and had everything we needed for a comfortable stay.

  Storage closet out front was a plus! Dedicated parking spot right up front.

  This condo is in a great location, walking distance to the grocery store, coffee shop & activities. It's fully stocked kitchen, washer/dryer, comfortable beds, towels to take and use at "The Springs" and many board games to choose from were wonderful amenities that we appreciated. Pagosa Springs is a beautiful place to vacation with many activities, this condo is right in the heart of it all.

  Our overall stay at the cozy condo was all around really good, and I am always trying to rate a property as high as I can after my departure, however in this case I cannot give five stars. The property met almost all of our needs or I would gladly rate it 5 out of 5 stars.

  The good - Lots to list here. The owners of this property have demonstrated that they care about the inside of the condo due to the very noticeable upgrades in both bathrooms, the kitchen, and added some nice reclaimed wood for wall application. Also the condo backs up to a very large open space with lush grass and all sorts of activities for a family to participate. Literally step off the porch and you're in an amazing open area with views of the snow topped mountains. The condo is very well equipped, its like bring your bag of personal belongings and food and you're set.

  Not so good - The condo has some need for exterior attention, mainly on the back deck. There is/was a board that had been broken through approximatey 2.5" wide and 20" long. We didn't have kids, but it could be pretty dangerous for sure. Also, the deck hasn't been treated or painted in a while, so when it gets wet it takes a long time to dry and its slippery.

  The unit got a little warm because the weather was warming up in Pagosa Springs during our visit. We looked to turn on the AC, but it was still winterized with a note posted in the thermostat So we looked at opening the windows to let some fresh air in art night, but the windows are missing screens. Luckily the condo has a couple fans for the bedrooms. Lastly, bring your coffee mug if you're a coffee drinker.

  Anyway our stay was mostly pleasant, or I my rating would be much lower. This place is really nice and has some awesome potential with a little bit of TLC.

  Homeowner's Response: "Thank you for bringing the issue with the deck to our attention. Because of the heavy snowfall, it has been a few weeks since all the snow from the deck has melted. Until the snow melted, we were unaware of the broken board. Nevertheless, the deck needed repair, and it has been completed. As a result of your comments, we have ordered screens for both bedrooms. Please keep in mind there are fire escape ladders in both bedrooms, and at least one window in each bedroom needs to be without a screen for emergency evacuation. We appreciate all comments and work hard to address any concerns as quickly as possible."

  Great little property that was perfect for our family of 4 and 2 pups. Part of a vacation resort, so there are lots of activities right outside your front (and back) door. Short drive into downtown Pagosa and to plenty of other outdoor adventures. Highly recommend!
