8. Signage on right(south) end of the complex "Pagosa RiverWalk", we are in the middle of the complex, 7th garage from the corner of Zuni St. Destination will be on the left

CHECK-IN INSTRUCTIONS:
- Check-in is after 4:00 pm
- Upon arrival, enter through the garage. Unit number B2 is labeled next to garage door
- Look for the 7th garage from the corner of Zuni St.
- The garage keypad code is 1-2-3-5 Enter. To close the garage, just hit Enter
- The home is accessible via keyless entry. The code is 1235
- The code to enter the main building is 3825*

CHECK-OUT INSTRUCTIONS:
- Check-out before 11:00 am
- Prior to your departure, please tidy up the unit by doing the following:
- Load and start the dishwasher
- Remove all used linens from the bed. Please place the linens next to the bed(s)
- All trash must be placed in the wildlife-proof dumpster. The code is 2012. Please do not leave any bags outside of the dumpster. If the dumpster is full, please leave bags in the garage (This is to prevent wildlife from getting into the trash)
- Make sure all windows and doors are locked
- There is a latch at the bottom of the double doors in the kitchen by the table. Please ensure that the bottom latch is locked and door hook are latched
- Please turn the heat down to 60 degrees on the heater in the dining room
- Additional fines will be imposed if the unit is found in an unsatisfactory condition, so please return it to the condition in which you found it

HOUSE RULES:
- No smoking within 20 feet of the home. HOA insurance that does not allow smoking within twenty feet of the building
- No pets allowed
- No events, parties, or large gatherings
- Must be at least 25 years old to book
- Please close the garage door when it is unattended. Pipes will freeze if the door is left open
- Please do not bring towels from the house to the hot springs
- Please keep noise at a respectful level at all times to be mindful of neighbors

ADDITIONAL INFORMATION:
- The HOA is having the buildings stripped and restained starting around Aug 7th and it could last about a month. They will only be on the exterior of the buildings, but they will be accessing balconies and moving patio furniture around
- This 3-story unit requires stairs to access 
- A propane tank is available for use on the community grills. The tank is located in the storage closet in the garage; please return the tank after use
- The electric grill to be used on the upstairs balcony can be found in the living room closet
- If you use the electric grill, please clean it. The grill can be easily removed from the stand with the lever at the base and that makes it easier to clean in the sink
- Please keep in mind the garage is on an automatic timer, and will close 15 minutes after opening
- To operate the light in the kitchen: turn on lights that is regular lighting - when you turn lights off & turn them back on - then the lights are used as nite lights called 'halo nite light mode'
- Downstairs hallways lights also have 'halo nite light mode'


Heating/Cooling Information:
- Please be mindful when using the air conditioning units; operating the air conditioning units too low is discouraged. It is recommended you turn the units off when not in the unit, and use the ceilings fans to keep the home cool
- The mini-split vent air conditioner is located above the fire extinguisher, on the wall by the kitchen sink. This is operated via the remote on the top right side of the unit
- The split A/C is not also in the main bedroom
- There are ceiling fans in each room, as well as 2 floor fans in the closets
- The electric furnace is located by the dining room table, along the long wall that the TV is on. To operate the furnace, press the up/down arrows
- To operate the baseboard heaters, turn the dial labeled 1-10 at the end of each heater
- To operate the gas fireplace, turn the dial on the right-side wall. Please be patient; it may take a moment for the gas fireplace to turn on

PARKING:
- 1 vehicle can be parked in the garage
- 2 additional vehicles can typically fit in the driveway
- No trailers allowed without prior approval
- No RV's are allowed to be parked on the property, other than unit driveway
- Only use the driveway and garage assigned to the vacation home. Parking is not allowed behind the building, and may result in a ticket or towing of your vehicle
- Please close the garage door when it is unattended. Pipes will freeze if the door is left open
